Types of Land Ownership (Internal)
- FREEHOLD: also known as fee simple, it is the most common ownership type of New Zealand.
- LEASEHOLD: someone else owns the land. You purchase an exclusive right to possession of the land and the buildings on it for a specific period of time according to the terms of the lease.
- UNIT TITLE OWNERSHIP: it is the most common in a building development where there are multiple owners
- CROSS LEASE: you own a share of the freehold title in common with the other cross leaseholders and a leasehold interest in the particular area and building that you occupy
When it comes to multiple units on a title (unit title or cross lease) the "ratepayer" shows as VARIOUS for the Header Property, the other units will be A, B, C, etc.
As each unit title or cross lease has its own record of title, they are individual rating units. This means they will all have a water, wastewater, and waste management charge if those services are provided.
You will need to search the rates module in MagiQ to see the entire list of properties, titles and owners.

- You can search on GIS for these individually – but they will show on the same “block”.
- You can also search without the alpha suffix – because they are on their own title.
- You won’t be able to see the boundaries of each unit within the valuation – but you can see all the owners by using the arrow on the property data tab
