Subdivisions and New Developments (Internal)

Once a Resource Consent has progressed to the point where a survey plan has been approved by the Planning department, this is submitted to LINZ (by the property owner or their agent) who will approve the plan.

For urban properties, the rates department assigns the address and informs QV, NZ Post and LINZ. When it is confirmed by LINZ, the address is sent to the owner.

For rural properties, the owner needs to request a rapid number.

LINZ creates the new title and the deposited plan (legal description) is sent to the Rates department, and to QV who will value the new section and assign a valuation number.

New titles are only rateable from 1st July the following year.

Original rating property remains rateable and payable in full for the remainder of the year. Rates enquiries (including solicitors' requests for information) need to be made on that original valuation - as there are no rates et on the new titles until July. This applies to LIMs reports.
